Garage Conversion Leads: Catch The Homeowner Who Has Stopped Pricing And Started Hiring

A homeowner thinking about converting their garage spends weeks on two questions: what will it cost, and do I need permission. Then they stop reading and start looking for someone to do it. That second moment is where garage conversion leads come from. Be the firm they find when they make that switch, and you get the enquiry from someone who has already decided to go ahead.

We looked at Google’s UK search data on 29 October 2026. The most searched questions around garage conversions are about money and rules: “garage conversion cost” leads by a distance, with “garage conversion planning permission” close behind the other cost searches.

The searches rising fastest are different. “Garage conversion company” rose 80% over the year and “garage conversion near me” 40%. “Garage conversion london” rose 130%, which is people adding the place they live. These are related searches compared within the same twelve months, so they show what people are now asking rather than how many are asking. And more of them are now asking who can do the work, and where.

We saw the same move across trades in near me searches: research first, then a search for a firm. For garage conversions, that is the homeowner who has a rough budget in mind and wants someone round to measure up.

Be there when they search for a firm

Someone typing “garage conversion company” with their town is ready to talk. Search ads put you in those results from the day they go live, and you choose the towns you cover and the searches you appear for. Send each ad to a page about garage conversions, not your home page, so the person lands on exactly what they searched for.

Show them a garage you have already converted

Three Facebook ads for ARK Construction and Carpentry. One asks Need more room but don't want to move? Your garage could be the answer, another shows a garage being converted with new blockwork and roof joists, and the third is headed Turn Your Garage Into a Room You'll Use, each with a Book now button.
Garage conversion ads on Facebook, using film of real jobs. ARK Construction and Carpentry, run by Tip-Top.

Many homeowners have not started searching yet. They have a garage full of boxes and a vague idea it could be an office or a playroom. Facebook and Instagram ads reach them before they search, and the strongest thing you can show them is a garage you have already turned into a room.

That is how we work with ARK Construction and Carpentry, who list garage conversions among their specialities. Their ads ask a simple question, need more room but don’t want to move, and answer it with film of their own builds, from bare blockwork to the finished room. For LMP Developments, video of real projects did the same job, and their enquiries came in specifically for extensions, garage conversions and larger renovations.

Film from your own jobs works because the homeowner can picture their own garage changing. We covered what to capture in what to film on a job.

Answer cost and planning before they ask

Cost and planning are the two biggest searches, so answer both on your garage conversion page. The homeowner who gets an answer from you is more likely to ring you than the firm that made them guess.

  • Your typical price range, worked out from your own past jobs, with what moves a job up or down: single or double, insulation, windows, a new bathroom. We set out how to do this in publishing your own price guide.
  • Whether the conversions you do usually need planning permission, and that you will check theirs with the council if it is not clear.
  • How you handle building regulations sign off, so they know it is part of the job.
  • Photos of finished conversions, with the town if the client is happy for you to say it.
  • One clear way to enquire, with a few questions about the size of the garage and what they want it for, so you know what you are quoting before you visit.

The page that turns a browser into a call covers the rest of what that page needs.

Reply while they are still keen

A homeowner who has just decided to go ahead may contact more than one firm. The sooner you reply and offer a visit, the less time they have to ring someone else. Reply the same day, and see the follow up that wins the job for what to send when they go quiet after the quote.

Where to start

  1. Search “garage conversion company” and “garage conversion near me” with each town you cover. See who comes up, and whether you do.
  2. Build one page about garage conversions with your price range, your answer on planning and photos of finished work.
  3. Film your next conversion from start to finish, so you have real work to show in ads.
  4. Reply to every enquiry the same day.
